The Eenhoorn Group from Michigan and WaardeVastGoed Amerika issued bonds for Eenhoorn Horizon LP. This Limited Partnership is established to provide Dutch investors with the opportunity to invest in American commercial real estate projects, which are financially attractive and advantageous.


WVGH offers investors the opportunity to invest in the residential real estate sector. Limited Partnership (LP) is chosen for legal form of the investment fund. The LP offers several practical and legal advantages concerning the company. Hoog Soestdijk LP is an apartment building for accommodation of wealthy elderly people, with total predicted returns of 10.0% per year for an investment period of 9 years.



SnowWorld is the biggest indoor ski-center in The Netherlands. The investment fund for this project offered predicted cash returns of 9.6% per year, exploitation returns of 14.1% per year (before taxes, inclusive fund costs and exclusive possible sale profit). The total actual realized average returns for Beleggingsfonds SnowWorld were 13.87% for a 4.5 years investment period.



WVG Duitsland offered investments in the German real estate sector, in which a big construction market is underdeveloped. This investment fund issued 120 Certificates of €15,000 each, with a nominal interest rate of 7.25% per year. After the investment period a bonus of 10% was paid out.



The investment comprises the TV Studio Complex in the city of Aalsmeer. The biggest tenant of the studio complex is Joop van den Ende Studio’s B.V. , a daughter company of Endemol Entertainment Holding B.V. , which acts as a guarantor for the payment of rent. The total realized average returns per year were 7.3%, for an investment period of 10 years.


The company WVGH IV invests in conveniently situated Dutch high quality office buildings which are all rented out, i.e. a newly built office building and a completely renovated building, both in the city of Haarlem, and a modern building in Noordwijk. The average yearly returns for investors are 9.2%., and the investment period is unlimited.



A beautiful office building near the city of Eindhoven. The total project costs include own capital of € 12,150,000, which is divided into 810 shares of €15,000 each (inclusive 3% fund costs). The investment period for this project is 8 to 10 years. The total predicted returns have risen to 14.2% per year. The payment is made quarterly.



Three new and perfectly located shopping centers in Katwijk with a lot of blue-chip tenants, such as Ahold and the ING Bank. The predicted total returns were 11.70% per year with an investment period of 10 years. The total realized average returns were 11.56% per year.



Investment in two office buildings located by the A12 highway, near Bodegraven. A total of 126 Certificates were issued, each worth 50,000 NLG (currently €22,800). The total realized average returns were 6.85% per year, for an investment period of 8 years.
