
WVGh Burger Fund 3 B.V. is the owner of a plot of land of approx. 1,452 m2 located in Henningsdorf, in the North-Western part of Berlin, where a Burger King restaurant is currently being built. The restaurant will be about 300 m2, with a drive-inn facility and 19 parking spaces, on an excellent location. The construction is to be finalized in the fourth quarter of 2010 and the property is rented and will be used by an entity part of the HEGO Group from Berlin. Since July 1st, 2010 HEGO is the biggest franchisee of the Burger King Company from Germany, with 36 operational ventures, mainly in and around Berlin. The real estate is evaluated at 13 times the net yearly rent. The rent contract has a period of 20 years, starting in quarter 4 2010 and ending 20 years later (quarter 4, 2030). At the end of year 4 of the rent period, the rent amount will be increased with 10%, which will be determined on a yearly basis. The rent payment obligations have been guaranteed by a so called mother warranty from the Hego Group, which guarantees the payment of the owed amounts for the whole period of both contracts.
