The portfolio of the fund DW2 comprises 29 apartments and 1 garage, totally amounting to 77% of the property, the remaining 23% are shops.

 

DW2 stands for Deutschland Wohnungen 2 (German Residences 2). All projects are located in Oberhausen (3) and Essen (1), or in other words – towns that are in close proximity to the Netherlands.

 

WVGH has acquired this real estate portfolio without the means of bank financing. Therefore, the investors in DW2 receive the right for first mortgage – a right that gives investors more security.

 

The portfolio properties were acquired for the fund for a rent factor of only 11.13 including transfer tax. The 8% interest that will be yearly paid to investors, is to be paid out of the regular yearly rent influx. In addition, the property manager provides a rent warranty for the whole period of 3 years. Due to the fact that WVGH has acquired all properties of the portfolio without any bank financing, you pay only 1.5% commission for your participation, in stead of the usual 3%.
