Investors profit from “Alles is Liefde” advantageous box office sales

Investors who have participated in the financing of the Dutch movie production “Alles is Liefde”, profit well from this movie hit. Results may achieve 20% to 25% returns on investment.
Good news for the investors, says Andries de Boer, Managing Director of the company WVGH B.V. from Leiden. His company looks after the movie production LP- a Limited Partnership, in which a limited number of investors participate for a limited period of time. “Even if nobody has gone to the cinema, there were guaranteed returns of 8.2%, thanks to tax advantages.”

Latest movie production LP of WVGH- big success!
“Alles is Liefde” is a romantic comedy about people struggling with the absence of love. The premiere was on October 8th, 2007 and since October 11th this top hit fills the auditoriums of 92 movie theaters in Holland. The movie has meanwhile welcomed over 1.1 million visitors and therefore a record was set. This is the first Dutch movie that has become platinum after only 2.5 weeks after its release.

“Alles is Liefde” is financed by the Alles is Liefde CV (Limited Partnership), the sixteenth movie production LP of WVGH. The investors in this last LP may come across extremely attractive returns on their investments of 20%-25%.

WVGH in CASH


Another example of successful “exit arrangements” (as the completion of the closed funds is called) can be found in WVGH B.V’s portfolio. There are 7 closed funds with average returns from 7% to 16.6% per year. In particular, the funds SnowWorld I and II (the ski-center in Landgraaf) hit the ceiling with cash returns of 13.9% and 14.3% per year, respectively.

WVGH B.V. is one of the oldest companies to offer real estate investment funds. The company has recently closed or is will soon close most of its real estate funds. De Boer comments: “One part of the funds is at the end of their investment periods, for another part of them the closure will depend on market circumstances. Finally, there were good results for investors, as they have earned between 6.85%-15.3% (IRR) on a yearly basis. We have, for example, made use of the increased difference in value, occurring when rent contracts are valuable for a longer period. There is a difference between an office building, whose tenants have signed a 10-year contract and a building with an average of 2-years’ rent contracts, where the continuation of the contract is uncertain. In case of declining building occupancy the difference increases even more. In 5 years since the capitalization funds have barely started to develop. Many investors were happy with medium to long term rent contracts, having the expectation to be able to prolong them when increasing the rent at the same time.
